Note:  CCRE Exhibit “C” was the initial guidelines established for QHYCC. CCRE Article V, Section 5.2(b)(i) authorizes the ARB to update these guidelines from time to time.  These guidelines reflect the most current updates.

Purpose
The Architectural Review Board (ARB) is established by the CCRE Article V which sets forth community rules for owning and improving property within Queen’s Harbour.  The ARB is charged with performing the architectural, landscaping, engineering review, and control functions.   These guidelines cover “proposed improvements” of two broad types…

  • Construction of new house
  • Modifications to existing property
ARB composition
The ARB is composed of at least three (3) members who need not be members of the Association.  Additionally, the Board of Directors (BOD) shall also appoint an architect or building contractor to the ARB.  All ARB appointments are made by the BOD.   Powers and duties of the ARB are outlined in CCRE Article V, Section 5.2(a).
When we meet
Property owners and their contractors are invited to attend ARB meetings at the POA Office at 4:00pm on the 2nd and 4th Wednesday of each month.  In November and December, ARB meetings are only held on the 2nd Wednesday.
When to submit
Submission deadlines for the upcoming Wednesday ARB meetings are the 1st and 3rd Tuesday of each month by 1:00pm.  In November and December, submissions are only on the 1st Tuesday of the month. Questions about agenda submission procedures, deadlines, and these guidelines, should be addressed to the ARB Coordinator.
Applicability
Architectural Review Board (ARB) Guidelines apply to every property owner in QHYCC. Additionally, upon submission of an application for review by the ARB, each property owner specifically consents to and agrees that the entire ARB process, including without limitation all actions or inactions of the property owner and ARB, shall be governed by and subject to the requirements, obligations, and terms of these ARB Guidelines.

The approval of an application for one plan shall not be construed as creating any obligation on the part of the ARB to approve applications involving similar designs pertaining to different plans.
