Introduction
The Island at Queen’s Harbour (Unit 24)” was developed by a third-party developer. This unit has developer architectural guidelines that are in addition to the QH ARB Guidelines. Since these guidelines were written by third party developers, not all items that are accepted or precluded for this unit may be approved for other units in Queen’s Harbour.

Theme Homes in The Island follow a Mediterranean and British West Indies theme with barrel or flat tile roof projections, shallow roof pitches on the primary roof, thick walls with recessed window, stucco walls with loggias, porches and pergolas and use balanced massing with asymmetrical window and door placement.  It is strongly suggested that designers select a historical precedent on which to base their design.  Due to The Island’s location, hurricane, water, and wind resistant elements are also very important.
Minimum setbacks Minimum setbacks are…

  • Front: 20 feet
  • Rear: 20 feet
  • Side: 5 feet
Docks All docks will be of concrete construction with 12-inch precast piles, caps, and walkway panels (minimum 4500 PSI). All piles should be grey or concrete in color. Any dock roofs will be required to have materials that match the main house.
Landscaping Landscaping shall meet the requirements outlined in the QH ARB Guidelines. For New Home construction, due to space constraints and configuration of the lots, exceptions to the use of evergreen hardwoods may be granted by the ARB, allowing selective substitution with Sylvester Palms and/or smaller evergreen or ornamental hardwoods.
Doors Doors should have a wood stain appearance. It is suggested that the front doors should have decorative iron grilles, straps, or studs. Doors should be set in two (2’) to four (4’) foot recessed alcoves or porticos with cast stone or plaster surrounds. Secondary doors are fully glazed with muntins on the front façade. Such doors are often used in pairs with flat or true arched transoms.
Windows Windows shall be recessed within the wall structure. The window surface shall be a minimum of 2-inch in from the main stucco surface. (Trim at the window is excluded from the calculation.) Clad wood windows are preferred; however, a dimensionally profiled window fenestration shall be considered. In all cases, all front and “street-visible” elevations shall have simulated divided light windows with muntins permanently applied to the exterior and interior surfaces of the glass. Preferred window colors are stained wood, green, white and red.
Ceiling height Minimum of 10 feet on the first floor and 9 feet on the second floor.
Columns Columns shall be Tuscan, Doric, or Corinthian order with correct proportions and entasis. Column materials should be stone, wood, concrete or fiberglass. Aluminium columns are not allowed. Square columns should have chamfered corners and be made from stucco, stone, concrete, heavy timber with or without bracketed capitals.
Shutters When incorporated into the design, shutter materials should be wood or vinyl with lumber nominal dimensions. Operable shutters are encouraged. Color, hardware, and material must be submitted for approval.
Roof material Roofs shall be made of terra cotta tile or concrete tile in a flat or barrel profile with a blend of colors. All roof vents or protrusions shall be painted to match the roof color.
Roof pitch Roof pitches on the main portion of the house shall be 4-5/12. Secondary roof pitches cannot exceed a 7/12 roof pitch. Roof shapes shall be gables or hip. Dormers are discouraged.
Chimneys Chimneys shall be stucco with a gabled tile cap, clay chimney pot and decorative metal (copper preferred) round top chimney shroud.
Fascia and soffits Closed or open soffits are permitted. Soffit material shall consist of wood, cementitious board or stucco with substrate. Frieze boards, when used, shall be combined with molding at the fascia frieze interface. Vinyl soffits are not allowed. Exposed rafter tails are encouraged.
Gutters When used, gutters should be a decorative metal crown profile integrated into the fascia or half-round copper profiles.
Canvas awnings Awnings are permitted but must be reviewed by the ARB on a case-by-case basis.
Garages Two-car garage minimum.
Decorative elements Ornate plaster or stucco may be used around windows and/or doors. The use of glazed ceramic tiles at select door and window openings is encouraged. When used, brackets shall be made of stone, stucco/plaster, wood, or fiberglass. Lintels shall be made of smooth stone, stucco, cast stone, or wood.
Foundation finish Stem wall shall have a stucco finish to match the house. Water table articulation is encouraged, such as profiled plaster stucco shape at the finish floor transition to the foundation stem wall.
Lighting Homes shall have carriage style lighting at porches and for wall accents. Gas lamps are preferred. The use of carriage lamps as architectural elements on the façade is encouraged. All owners are required to install exterior gas streetlights with the mailbox.
Miscellaneous All items not addressed, such as driveways, service walls, fences, decorative walls, fountains, and arbors shall comply with the QH ARB Guidelines.
Approved colors The following colors have been approved by the ARB for homes in The Island.
