Policy
 Permanent exterior structures (attached or unattached to the main house structure) may be permitted subject to approval of the ARB.  The structure…

  • must be integrated into the overall architectural plan of the property.
  • materials utilized must be consistent and match the existing main house exterior materials.
  • must be within the BRL and must meet all existing setbacks and other requirements as specified by QHRRP 5000-203 (Setbacks and Minimum Square Footage Requirements).

Note:

  1. See QHRRP 5000-152  for information concerning permanent game and play structures.
  2. Per Florida Statute 720.3045 owners and their tenants may install, display, or store any items on a parcel which are not visible from the parcel’s frontage or an adjacent parcel, including, but not limited to, artificial turf, boats, flags, vegetable gardens, clotheslines, and recreational vehicles.

Structures not allowed
 Property owners are prohibited from erecting…

  • temporary structures of any design, type, or character.
  • tiki huts and similar structures.
  • Sheds.
  • pet shelters/structures. Dog runs of any type (enclosed or otherwise) are not permitted.
What to submit
 Property owners submit these documents to the ARB for approval…

Additions See 5000-230 (Submission of Plans – New Construction).
Awnings
  1. Architectural Review Application (QHFORM 5000/1).
  2.  checks for the review fee, CIF and deposit.  See QHRRP 5000-020 (Schedule of Fees).
  3. a scalable survey with the existing main house structure, pools, fences, etc., shown and the proposed awning location drawn on the survey.
  4. complete set of building plans for the awning.
  5.  samples of all exterior materials proposed on the new awning and all exterior materials currently utilized on the main house structure.
  6. picture of the house where the awning will be installed.
Gazebo (free standing structure)

 
  1. Architectural Review Application (QHFORM 5000/1).
  2. checks for the review fee, CIF and deposit.  See QHRRP 5000-020 (Schedule of Fees).
  3. a survey with the existing main house structure, pools, fences, etc., shown and the proposed gazebo location drawn on the survey.
  4. complete set of building plans for the free-standing gazebo.
  5. samples of all exterior materials proposed on the new structure and all exterior materials currently utilized on the main house structure.
  6. landscape plan. See QHRRP 5000-335 (Landscape Plan Submission Requirements).
Patios and patio decks
  1. Architectural Review Application (QHFORM 5000/1).
  2. checks for the review fee, CIF and deposit.  See QHRRP 5000-020 (Schedule of Fees).
  3. a survey with the existing main house structure, pools, fences, etc., shown and the proposed patio or patio deck location drawn on the survey.
  4. complete set of building plans for the patio.
  5. samples of all exterior materials, including patio deck proposed on the new structure and all exterior materials currently utilized on the main house structure.
  6. landscape plan. See QHRRP 5000-335 (Landscape Plan Submission Requirements).
Pergolas (attached to the house)

 
  1. Architectural Review Application (QHFORM 5000/1).
  2. checks for the review fee, CIF and deposit.  See QHRRP 5000-020 (Schedule of Fees).
  3. a survey with the existing main house structure, pools, fences, etc., shown and the proposed pergolas location drawn on the survey.
  4. complete set of building plans for the pergolas.
  5. samples of all exterior materials proposed on the new structure and all exterior materials currently utilized on the main house structure.
  6. Landscape plan. See QHRRP 5000-335 (Landscape Plan Submission Requirements).
Screen enclosures See QHRRP 5000-197 (Screen Enclosures).
