Purpose |
The Architectural Planning Criteria are deemed to be the standard or “guidelines” for all new construction and property improvements and no new construction or property improvement may be made without ARB approval. |

Variance |
These guidelines are intended as “guidelines” to which adherence shall be required by each owner or builder.
All variances from these requirements must be approved by the ARB by 2/3 affirmative vote of those members present. The ARB has the responsibility and authority to review requests for a variance from any requirement. The applicant requesting a variance must demonstrate to the ARB…
Note: Variance considerations may include, but are not limited to, the uniqueness of the situation, the hardship involved, environmental considerations and other alternatives. A variance shall be evidenced by a written document stating which criteria/conditions are subject to variance and specific conditions that must be met, if any. Variances are generally not allowed except in extraordinary circumstances. |
