All service areas located at the front, side, or rear of a home must be enclosed with a physical wall or landscaped barrier if the equipment is visible from the street or neighboring property. See Florida Statute 720.3045. Additionally,
- the walled service area must be sufficiently high and large enough to conceal all the equipment within the service area.
- if new equipment is installed and it is taller than the existing service wall, either the service height must be increased to a maximum of 54” or the existing landscape plants must be allowed to grow high enough to conceal the equipment. If the growth height isn’t sufficient, 7-gallon replacement plants must be installed that will accommodate the additional height requirements.
- physical walls must be of the same material and color as the main house exterior.
- service areas with HVAC equipment, pool and spa facilities, trash containers, and generators must be positioned either at the side or rear of the home. This placement ensures they are kept out of sight, maintaining the home’s aesthetic appeal.
