Definition
For the purpose of this policy, service areas include…

 

  • HVAC equipment
  • pool and spa equipment
  • trash containers
  • generators
  • double check valve backflow preventer
  • exterior mounted tankless water heater equipment
  • liquefied propane tanks (if not buried)
  • transformers
Policy
All service areas located at the front, side, or rear of a home must be enclosed with a physical wall or landscaped barrier if the equipment is visible from the street or neighboring property. See Florida Statute 720.3045. Additionally,

  • the walled service area must be sufficiently high and large enough to conceal all the equipment within the service area.
  • if new equipment is installed and it is taller than the existing service wall, either the service height must be increased to a maximum of 54” or the existing landscape plants must be allowed to grow high enough to conceal the equipment.  If the growth height isn’t sufficient, 7-gallon replacement plants must be installed that will accommodate the additional height requirements.
  • physical walls must be of the same material and color as the main house exterior.
  • service areas with HVAC equipment, pool and spa facilities, trash containers, and generators must be positioned either at the side or rear of the home. This placement ensures they are kept out of sight, maintaining the home’s aesthetic appeal.

Note:

  1. The bottom of an installed exterior mounted tankless water heater unit shall not be installed higher than 48 inches from grade at the installed location.
  2. The service area must be paved with hard surface materials and must have foundation planting per QHRRP 5000-315 (Landscape Area).
  3. Service areas must be adjacent to the house and no closer than 5 feet from side property lines except for Units 8, 21, 22, 23 and 24 which have 5- foot side setbacks. Unit 30 may have a zero-foot setback.

Property owners submit these documents to the ARB for approval.

  3. scaled survey reflecting wall location.
  4. elevation plans to include dimensions, height, length, width.
  5. brochure or picture of proposed wall material.
