Minimum lease period
Property owners may only lease their properties to tenants who will live in them (no commercial use) for a period of no less than 6 months.
Compliance
The property owner is responsible for the tenant’s compliance with all appropriate rules, regulations, ordinances, etc.
Needed documents
Prior to tenant moving in, the property owner must provide this to the Property Manager…

  • Property Lease Application (QHFORM 3000/1)
  • Copy of lease agreement.
  • Refundable damage deposit of $2,000 payable to the Association at the time of submission of the Property Lease Application.
Deposit refund conditions
Use the table below to determine what happens to the deposit under each condition:

If … Then the deposit…
a tenant damages common property Is returned less repair amount. Any amount of damages totaling an amount over the deposit amount will be billed to the property owner’s account.
a tenant or property owner terminates the lease within 6 months or fewer forfeited
the property owner fails to request the deposit be refunded within 90 days of property sale
Violation
Violations may result in a fine being levied against the offending property owner by the Association.
