Introduction
Estate sale or estate liquidation is a sale or auction to dispose of a substantial portion of the materials owned by a person who is recently deceased or who must dispose of his or her personal property to facilitate a move.
Who is authorized to apply?
Any person or persons out of a group consisting of the residents…

  • Executor.
  • Administrator.
  • Trustee.
  • Guardian.
  • Personal representative.
  • Agent or heirs, referred to as the “Seller”.
Request
The Seller who desires to hold an Estate Sale must submit an Estate Sale Request (ESR) (QHFORM 3000/3) to the Association Property Manager at least 21 days prior to the dates on which the planned estate sale would commence.

Note:  The legal owner of the Queen’s Harbour residence where the Estate Sale is held is fully and legally responsible for any damage that occurs on Queen’s Harbour common property, by any individual attending or holding the Estate Sale.

When to have a sale
Estate sales are permitted only on…

  • Thursdays and Fridays from 8:00am to 5:00pm
  • Saturdays from 8:00am to 4:00pm.

Note:

  1. The estate sale must be fully contained within the home and garage.
  2. Vendors and contractors must be out of the community by 6:00pm on Thursdays and Fridays and 5:00pm on Saturdays.
When NOT to have a sale
Estate sales are NOT permitted on…

  • Good Friday.
  • The Saturday before Easter Sunday.
  • July 4th.
  • Thanksgiving Day and on the following Friday and Saturday.
  • December 20th and continuing through January 1st.
  • Any day(s) during an Association sponsored Community Event.

Note:  Yard Sales and or garage sales are not permitted.

Sale rules
The following rules must be followed prior to and during the estate sale…

  • The approved ESR must be displayed in an outside window.
  • Traffic control must be maintained throughout the entire event. Two (2) Jacksonville Sheriff’s officers or two (2) competent individuals equipped with two-way radio communication devices are required to manage traffic. The Seller or their agent is responsible for covering the cost of this additional traffic control.
  • No items may be placed in or on the yard, back, sides or front.
  • All items must be from the household.  No one, resident or estate sale co-coordinator or anyone else may bring in other items for sale.
  • Applicant must provide printed passes with directions to the estate sale which will be handed out by the Access Control Gate Officer.  Passes must be displayed on the vehicle dashboard.  These passes must be left with the Property Manager at least five (5) days in advance of the sale.  If not enough passes are provided to the Property Manager, additional buyers will not be given access.
  • The seller must register all non-resident (guest) vehicle drivers using the cell phone application (mobile app) provided by the Queen’s Harbour Access Control vendor or by dialing 904.664.9544.
  • If the general public is invited to the event, the seller must provide Access Control with a telephone number so that the seller  or agent may be contacted. If Access Control is unable to reach the seller or agent, no further guests will be admitted.
  • “Estate Sale” signs are not permitted.
  • Balloons are not allowed to be attached to any part of the exterior of the house or mailbox.
Violation
If applicable, violations may result in a fine being levied against the offending property owner by the Association.
