Parking permitted
Per Florida Statute 720.3075(3)(b), driveway parking is permitted for property owners and tenants where lawfully allowed.  Car covers are allowed for vehicles parked in driveways, provided the cover is a solid, neutral color such as black, brown, grey, or tan, and remains in good condition.

Note:  Per Florida Statute 720.3045, owners and their tenants may install, display, or store any items on a parcel which are not visible from the parcel’s frontage or an adjacent parcel, including, but not limited to, artificial turf, boats, flags, vegetable gardens, clotheslines, and recreational vehicles.

Parking exception
Extra-long vans or campers, motor homes, motor coaches, boat trailers, house trailers, and trailers of any type are not permitted to park in driveways except…

  • short-term guests, but no longer than 5 consecutive days.
  • occasionally, but not more than 72 consecutive hours and not more than four (4) times per year.
  • when not visible from the parcel’s frontage or an adjacent parcel.
No parking
Parking is not permitted in driveways under these circumstances…

  • commercial vehicles that are not the property owner or tenants work vehicles (except vendors commercial vehicles providing maintenance and repair – not overnight).
  • vehicles not in operable condition or do not have a current license tag.
  • vehicle repairs.

Note:  Automobiles or other vehicles (e.g., commercial vehicles, trailers, boats, motorcycles, golf carts, oversized or special vehicles) are not allowed to park on grass areas, mulched areas, or any natural area of a residential lot except for brief periods when there is a party being held, or maintenance is being done by a contractor.

Maintenance and repair
Property owners shall repair and maintain their driveways as needed and/or as specified in a written notice by the Association, in its sole discretion, including but not limited to…

  • sweeping or pressure washing dirt, discoloration and/or debris.
  • maintenance of required borders designed into the driveway.
  • replacement of section(s) of driveways which are cracked, broken, vertically separated and/or aesthetically unattractive.

Note:  Where such sections are to be repaired or replaced, the entire driveway section between expansion joints or control joints must be replaced.  If the section(s) to be replaced is (are) concrete, the new section(s) must be of the same color and texture and must include the same banding scheme as the existing driveway contains.  Replacement of an entire driveway requires ARB approval per QHRRP 5000-134 (Driveways).

Portable storage units
Portable storage units (PODs, Dumpsters, etc…) may be parked in residential driveways for a period not to exceed 14 days unless otherwise approved by the Property Manager.  See QHRRP 3000-105 (Portable Storage Units).
Violation
Violations may result in a fine being levied against the offending property owner by the Association.
