Basic (Tier I)
The following assets, services and programs are funded by annual assessments (dues) or special assessments paid by all property owners:

1.      Infrastructure and Administration – Queen’s Harbour infrastructure and administration are included as Basic Amenities due to the discretionary control the Association has on their level and quality.  Included are…

  • road system (including paved roads, bridges, curbs and streetlights);
  • common area landscaping and irrigation systems.
  • storm water drainage and retention pond system.
  • the Lagoon System (as defined CCRE Article XII).
  • access control buildings and staffing.
  • common property administration and maintenance.
  • permit acquisition and the establishment and enforcement of rules and regulations.

2.      Other Assets, Services and Programs – The following amenities are available to property owner use with no additional fees. However, Tier I recreational amenities and the Multipurpose Room may be reserved for Tier I or Tier II group activities, during which times property owner use of these amenities may be restricted.

  • Sports Complex:
    • Sports activity restroom building.
    • Association-sponsored Community Events (additional services requiring fees may be offered in conjunction with community events).
    • Fenced Junior Olympic-size pool with covered shelter structure.
    • Children’s playground.
    • Multipurpose room, covered lanai and community pavilion when used for:
    • Tennis and pickleball Program:
      • Tennis and pickleball program administration (Tennis Director).
      • Lighted tennis and pickleball courts, tennis program office, restrooms and showers.
    • Fitness Center:
      • Fitness Center administration
      • Aerobics, cardio, resistance and free weight exercise equipment, restrooms and showers
    • Non-Marina Watercraft usage of Lagoon System.
Tiers II and III
The Association offers facilities, services and programs on a fee for service basis that supplement the basic services and programs.  These include, but are not limited to:

1.      Association sponsored activities for Association members

  • Community Events (may include fees for some event-related services)

2.      Sports Complex Facilities:

  • Multipurpose room, Pool, Lanai, and Pavilion – Activities/Parties that are not Association sponsored, where the space/area is reserved for a specific time frame, including:
    • private and/or group gatherings.
    • QH Community club events.

3.    Recreation Program:

  • Swimming lessons
  • Swim teams
  • Summer camps
  • Water aerobics

5.      Tennis Program:

  • Camps, clinics, private tennis lessons, tournament and league play
  • “Tennis Professional” services
  • Ancillary equipment (e.g. Ball Machine)
  • Tennis Pro Shop

6.      Fitness Facility Activities:

  • Fitness classes
  • Personal training

7.      Marina (Tier III):

  • Slip rental
  • Associated utilities

8.      Harbor Common Area:

  • Kayak Storage
  • Picnic area
